Buying or selling a home is probably the most important transaction that most people ever enter into. Whether buying or selling there are many aspects of owning a property which need to be carefully considered and appropriate advice obtained.

When buying this means advising on and conducting all necessary searches including Local Authority, Land Registry, Mining, China Clay, Chancel Liability and Commons Registration as appropriate when purchasing a property. We will make all necessary enquiries and thoroughly investigate the title to the property and report fully to you on the title, the searches and all matters affecting the property of which you should be aware before proceeding.
Following completion, we will attend to the submission of the necessary Stamp Duty Land Tax form to HM Revenue & Customs and complete the registration of your title at HM Land Registry. If you are purchasing with a mortgage, our fees will include work done by us on behalf of the mortgage lender in certifying the title and preparing and registering the mortgage deed and any ancillary documents.
If you are purchasing a property in joint names, we will advise as to the most appropriate form of joint ownership depending upon your circumstances and requirements.
